Getting a Slip in Chatham: What to Know Before You Apply

Every spring we get the same call: “Do you have anything open?”

The honest answer is usually no — not in season, not at the last minute. But the longer answer is more useful, because there’s a right way and a wrong way to go after dockage in Chatham, and most people go about it backwards.

Here’s how it actually works.

Slip, Mooring, or Rack — Know What You’re Asking For

These are three different products and they suit three different boats.

A slip is a berth at the dock. You walk down, step aboard, and go. Power and water at the dock, and you can leave the boat rigged and ready. It’s the most convenient and the most in demand.

A mooring is a ball out in the harbor. You get shuttled out to your boat. It costs less than a slip and there’s more turnover, but it’s a different rhythm — you’re not stepping aboard in thirty seconds, and getting gear out takes planning.

Rack storage is dry storage ashore. We launch you when you want to go and haul you when you come back. It’s excellent for smaller powerboats: the boat stays out of the water, which means less bottom growth and less maintenance.

One thing rack customers need to know upfront: you need to be back by 4:00 PM unless you’re on the after-hours list. It’s a real rule, not a soft one, and it catches people who didn’t ask about it.

The Waitlist Is Real

We run at 100% occupancy and we keep a waitlist. That’s not a sales line — it’s the situation, and it’s true of most of the good dockage on the Lower Cape.

What that means practically:

  • Don’t wait until spring. By the time the weather turns, next season is already spoken for.
  • Get on the list even if nothing’s open. Spots come from people selling boats, moving, or changing their plans — and those get offered to the list.
  • Be reachable. When something opens it usually needs an answer quickly.

Buying a Boat Through Us Comes With a Space

There is one route that doesn’t start on the waitlist. Boats bought through Outermost Harbor go into open spaces before those spaces are offered to the list.

That’s worth knowing if you’re shopping for a boat anyway. The two hardest things to find on the Lower Cape are a good boat and somewhere to keep it, and most people go after them separately — buy the boat over the winter, then find out in April there’s nowhere to put it.

The Calendar Matters More Than Anything

Existing customers renew for the following season with a deadline of October 1. Everything not renewed by then goes to the waitlist.

So the window when spaces actually move is early October — not April. If you’re serious about getting in, that’s when to be in the conversation.

Renewals also come with pre-season payment plans, and paying early earns a discount — up to 2% off for paying in full by October 1.

What You’ll Need Before You Can Take a Space

Two things surprise people:

1. Insurance, with us named. You’ll need an all-risk policy with hull coverage and at least $300,000 in protection and indemnity coverage, and Outermost Harbor Marine listed as an additional insured. Your insurer can issue the certificate — it’s routine, but it takes a few days, so don’t start the week you want to launch.

2. We service the boats we dock. Rentals are offered to customers who service their boats with us, and boats are required to be serviced at OHM in order to renew a lease. If you have a mechanic you’ve used for years, that’s a real conversation to have with us up front rather than after you’ve signed.

You’ll also need current registration, and a vessel permit from the Chatham Harbormaster’s office (508-945-5185) is on you, not us.
